Conveyancing steps when selling a property
As licensed conveyancers, we understand that the process of selling your property can be complex and overwhelming. To help ensure clarity, we have provided a step-by-step explanation of the entire selling process.
STEP ONE
CONNECT YOUR REAL ESTATE AGENT AND CONVEYANCER
Engage a real estate agent you feel comfortable with and have them email us the agency agreement, so that we can prepare the contract of sale. In most cases, the agent requires this before marketing your property.
STEP TWO
Prepare your property by de-cluttering and tending to any maintenance issues and consider some styling for your marketing photos. Some buyers need to see how a space can be used.
PREPARE YOUR PROPERTY
STEP THREE
Once sold, we will receive the sales advice from the agent and move towards exchanging contracts.
EXCHANGING CONTRACTS
STEP FOUR
We liaise with the purchasers conveyancer regarding any alterations to the contract. You will be informed throughout this stage.
LIAISING
STEP FIVE
When exchanged, you will be advised of the settlement date. Please note it is the exchange date that is relevant should capital gains tax be applicable.
WAIT FOR SETTLEMENT DATE
STEP SIX
The standard settlement period is 42 days, however this can be negotiated to be reduced or extended.
SETTLEMENT PERIOD
STEP SEVEN
Settlement occurs electronically and we liaise with all relevant parties such as banks and brokers, to ensure this happens smoothly. The transfer of property to the purchaser occurs electronically also.

Your money from the sale goes directly into your nominated bank account.
